That question comes up more than most buyers expect once they start comparing listings in the Town of Onondaga. The hamlet has a school named after it, Onondaga Hill Middle School, sitting right on Onondaga Road. It is easy to assume that name settles the question of which district you are buying into. It does not. Onondaga Hill Middle School belongs to Westhill Central School District. But drive a few streets over to a newer subdivision in the same hamlet, and the address falls under West Genesee instead.

This is not a rare edge case. It is a structural fact about how the Town of Onondaga was built and zoned over the past two centuries, and it matters right now because new construction is actively going up on the West Genesee side of that line, inside the same hamlet Westhill has served for generations.

The Subdivision That Broke the Assumption

Woodridge Heights is a newer subdivision in Onondaga Hill built by Mark Antony Homes, an Upstate New York builder. It is an HOA community with custom single-family lots ranging from a quarter acre to over two acres, plus a phase of townhomes, and it is marketed as sitting in the West Genesee school zone.

A short distance away, in the same hamlet, sits Tonsut Hills, an established neighborhood of split-level and custom homes. Homes there are marketed as belonging to Westhill Central School District, the same district that operates Onondaga Hill Middle School.

Same hamlet name. Two different districts. No highway or river marking the line, just a subdivision boundary that a buyer would only catch by reading the fine print of a listing or calling the district directly.

This is the trap of shopping by hamlet name in the Town of Onondaga. "Onondaga Hill" tells you the neighborhood. It does not tell you the district. You have to ask which one, every time, because the town itself was never built around a single school system.

Why One Town Holds Five School Boards

The Town of Onondaga is not small. It covers roughly 65 square miles and includes ten distinct hamlets and villages: Cedarvale, Howlett Hill, Navarino, Nedrow, Onondaga Hill, Sentinel Heights, South Onondaga, Southwood, Split Rock, and Taunton. It was carved out of parts of the old Towns of Marcellus, Pompey, and Manlius back in 1794, and that patchwork history shows up today in its school map.

As of February 2026, tracking for the Town of Onondaga showed only 7 home sales for the month, a sample small enough that the reported median swung by nearly half compared to the year before. That kind of volatility is what happens when a handful of transactions get averaged into a single headline figure. It tells you almost nothing about what a specific subdivision, let alone a specific school zone, is actually doing.

That is the second half of the problem. Not only does the hamlet name fail to tell you the district, the town-wide price statistics are too thin to tell you much about value either. The only comparison that means anything here is subdivision to subdivision, inside the same district, inside the same school zone.

A listing that says "Onondaga Hill" is a location. It is not a school assignment, and it is not a price benchmark. Both of those have to be verified separately, address by address.

What This Means If You're Comparing Two Onondaga Hill Listings

If you are far enough along in your search that you are cross-referencing specific addresses, a few habits will save you a surprise after you have already fallen for a floor plan:

  • Ask the listing agent to name the school district explicitly, not just the hamlet or subdivision name.
  • Call the district's central office directly and confirm the parcel address, rather than relying on a general "served by" statement.
  • If you are looking at new construction, do not assume the builder's other projects share the same district. Woodridge Heights sits in West Genesee, but that says nothing about a different subdivision the same builder might complete elsewhere in the county.
  • Treat any town-wide median price for "Onondaga" as background noise, not a comparison tool, given how few transactions typically make up that number in a given month.

None of this is unique to families with school-age children. Resale buyers ten years from now will care just as much which district a given address falls into, because that fact does not change when the current owner sells. Verifying it now, before you write an offer, is cheaper than discovering it during a home inspection contingency period.
